  • Confirm first-time buyer status
  • Work out maximum budget
  • Save deposit (5–15%+)
  • Budget for extra costs (legal, survey, moving)
  • Check Stamp Duty eligibility
  • Open / use Lifetime ISA (if eligible)

Credit & Mortgage Readiness

  • Check credit reports (Experian / Equifax / TransUnion)
  • Get Mortgage Agreement in Principle (AIP)

House Hunting

  • Choose preferred locations
  • Set property type (flat / house / new-build)
  • Decide freehold vs leasehold
  • Check service charges & ground rent (if applicable)
  • Review EPC ratings
  • Attend viewings

Making an Offer

  • Make offer via estate agent
  • Confirm what’s included (fixtures & fittings)
  • Offer subject to survey & mortgage
  • Property marked “Sold Subject to Contract”

Legal & Surveys

  • Instruct solicitor / conveyancer
  • Submit ID & paperwork
  • Book property survey (optional) – Level 1,2 or 3
  • Review survey results (optional)

Mortgage Application

  • Submit full mortgage application
  • Provide payslips & bank statements
  • Mortgage valuation completed
  • Receive formal mortgage offer

Exchange Contracts

  • Review contract with solicitor

  • Transfer deposit

  • Agree completion date

  • Buildings insurance in place

  • Contracts exchanged

Completion Day

  • Final funds transferred

  • Collect keys

  • Move in

  • Set up utilities and council tax
