Design Parameters Avant Homes will provide ‘connection ready’ services to the boundary of the plot in accordance with the Planning Permission granted under ref: 23/01849/FUL. The Self Build Purchaser will need to consider the following details as part of the procurement process and will need to submit a Full Planning Application to Wakefield City Council, in accordance with the Plot Passport . Location The x1 Self and Custom Build Housing Dwellings will be located in the area hatched yellow on the layout , along the western boundary of the development. The plot will have direct access to the adoptable highway built by Avant Homes. Construction and Access The main highway shall be built to adoptable standards, and Avant Homes will be responsible for progressing the S38 and S104 Agreement. During the construction stage the roads shall be completed to at least base course before the plot is handed over to the purchaser. Handover dates are at the discretion of Avant Homes, acting reasonably, and giving due regard to ongoing work in close proximity to the Self Build plot. Plot Purchasers will be required to: Provide £5,000 deposit Exchange within 6 weeks of reservation and provide design information which complies with the parameters set out. Demonstrate a mortgage in principle /proof of funds. Submit a full planning application within 3 months of exchange. Legals / Building Regulations Each Self and Custom Build Housing Plot is for one dwelling only and must be the occupiers’ sole or main residence. Each dwelling will be subject to an annual open space maintenance service charge. Fees will be in line with the rate charged for dwellings occupied on the wider development. The annual open space maintenance service charge will be included within all marketing documents for the Self Build Plot. Avant Homes will provide the following services to the plot boundary and rights of connection; Water, Foul, Electricity and Broadband (Provided by Avant). Avant Homes shall progress the S38 and S104 adoptions and arrange the transfers which provide all necessary temporary rights ahead of road and sewer adoptions. The Purchaser will need to accord with Avant Homes Health and Safety Protocols, with the ability for Avant Homes to refuse entry to contractors acting unsafely. The construction of each Self and Custom Build dwelling shall be completed within 24 months of purchase .
